It is designed to replace legacy property management tools that leave financial and operational work scattered across separate applications, spreadsheets, and inboxes, and it includes an AI assistant named Avery for routine tasks.
Core capabilities include trust and operating fund separation, bank reconciliation, owner statements, rent collection via ACH, cards, and remote check deposits, work order management with vendor coordination, listings and applications with screening and lease signing, a shared inbox unifying email, phone, and text, and double-entry accounting with rent rolls, Schedule E, and portfolio reports. Avery handles routine communication, vendor coordination, report running, and payment questions. An API and MCP server for Claude and ChatGPT are in early access, and the platform runs on cloud infrastructure with encryption, role-based access control, and audit logging.
AveryIQ is built for residential owner-operator landlords and property management companies. The software itself is free with no per-unit or per-seat fees and no feature limits. Usage-based credits cover Avery's AI work, text messages, and phone calls, with a 14-day credit trial followed by a monthly credit subscription; rent payments, processing fees, and screening are billed separately.
